The Design Practice - Architects

1.0 Basic Services
The Architects can provide a ‘basic’ service for both new building works and works to existing buildings, comprising outline proposals, scheme design, detail design, production information, specifications, tender action, project planning and operations on site through to completion.

The basic service will normally consist of the following:

1.1 Outline Proposals
Prepare outline proposals and an approximation of the construction cost.

1.2 Scheme Design
Develop a scheme design from the outline proposals, prepare a cost estimate and a programme of work. Where required make application for planning permission.

1.3 Detail Design
Develop the scheme design. Where required, make and negotiate applications for approvals under the Building Regulations and other statutory requirements.
Prepare production information, including drawings, schedules and specification of materials and workmanship; all information complete in sufficient detail to enable a contractor to prepare a tender.

1.4 Tender Action
Where required, prepare the building contract and arrange for it to be signed by the client and the contractor; provide production information, as required, by the building contract.

1.5 Operations on Site
Administer the terms of the building contract during operations on site. Where required, make periodic financial reports to the client.

2.0 Additional Services
The Architects can provide ‘additional’ services for both new building works and works to existing buildings.The following services may be in addition to, or in place of, the basic services:

2.1 Site Appraisals
Advise and report on the selection and suitability of sites.

2.2 Feasibility Studies
Carry out a study to determine a variety of possibilities for the client’s requirements.

2.3 Brief Development
Research, study and analyse resultant information to assist the client in the detailed formulation of their requirements when preparing a written brief.

2.4 Surveys and Investigations
Make measured surveys, take levels and prepare plans of sites and buildings. Give general advice on the condition of premises. Prepare schedules of dilapidations. Investigate building failures.

2.5 Negotiations
Conduct exceptional negotiations with a planning authority / building regulators, negotiating waivers or relaxations.

3.0 Consultancy Services
The Architects can provide ‘consultancy’ services involving the following professional disciplines:

3.1 Landscape Architect
The Landscape Architect can identify and solve problems using design techniques based on the knowledge of the functional and aesthetic characteristics of landscape materials, and of the organisation of landscape elements, external spaces and activities.

3.2 Planning Supervisor
All architectural staff have been suitably trained to undertake the duties of the Planning Supervisor under the terms of the Construction, Design and Management (CDM) Regulations 1994 and an independent named person is available to ensure the client’s interests are protected and a consistent standard maintained to the satisfaction of the Health and Safety Executive.
